Crack Sealing

Crack Sealing is a preventative measure to prolong the life of your asphalt. It seals cracks to prevent water getting down into the pavement to prevent or delay potholes. It usually applied preceding a form of final overlay.

Seal Coating

Seal coat is used to extend the service life and reduce maintenance costs of asphalt pavements. It protects such pavements from the destructive effects of water, sunlight, oxidation, fuels, and oils. In addition, seal coat provides a distinctive new looking surface that is skid resistant, long lasting and easy to clean.

Why Seal Coat

Sealcoating is a liquid (commonly asphalt emulsion or coal-tar emulsion type), applied to asphalt. It will protect from sun damaging UV rays and traffic as well as protect from oxidation and damage caused by winter cracking. Because asphalt is a petroleum product, other petroleum products such as vehicle oil and gasoline will react with the asphalt surface, eventually causing deterioration, and eventually failure. Sealcoating can help prevent these petroleum pests from ruining your asphalt investment.  In Arizona you don’t want to wait more than 3 years to seal coat a new construction project. The sun oxidizes the asphalt leaving it gray and brittle. This will lead to cracking from the vehicle traffic because of the loss of elasticity. Seal coat only protects the good surfaces, it does not revitalize deteriorated asphalt.
